Summary

工作职责:

Job Description

  • Assist the Senior Construction Manager in planning and executing fit-out construction and renovation projects, whilst being supported by an Assistant (if applicable).
  • Plan and coordinate construction activities.
  • Help establish budget and schedule for construction project.
  • Work with the wider team to ensure procurement plans are in place and POs/sub-contract agreements are issued in a timely fashion.
  • Work with the Senior Construction Project Manager, design teams and/or consultants to ensure design output meets the brief, is produced on time and is of a suitable standard.
  • Assist in preparing and reviewing change orders for the General Contractor and/or Sub-contractors.
  • Assist in scheduling and/or facilitating the various project meetings.
  • Help monitor and control expenses within the established budget.
  • Recommend cost reduction initiatives while maintaining the quality and productivity.
  • Help manage the invoicing and payment processing in a timely fashion
  • Analyse construction problems and develop resolutions.
  • Respond to customer inquiries and concerns promptly.
  • Generate construction progress reports for management and/or client issuance.
  • Identify slippages or delays in constructions and adjust schedules to meet deadlines
  • Identify milestones and problem areas and accordingly recommend preventive actions.
  • Work with Senior Construction Project Manager to develop, implement and manage according to the project plan, quality assurance plan and health and safety plan.
  • Where necessary prepare and communicate method statements and risk assessments
  • Keep superiors informed concerning the progress of the project and any issues that might affect the schedule, budget or status of the project.
  • Provide administrative assistance to Senior Construction Project Manager when needed.
  • Participate in training and developing JLL team members in the skills and understanding of firm and client procedures, methodology and practices expected for a successful project implementation.
  • Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
  • Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
  • Proactive focus on meeting client/project requirements in a timely and cost-effective manner.

Education & Work Experience

  • Certificate or Diploma in Building Construction Management or above will be preferred.
  • 4 – 6 years working for commercial space construction projects, with experience in office fit-out as a preference.

Technical Skills

  • Capable of initiating, planning, and hosting site meetings with subcontractors, client’s vendors, and other 3rd parties.
  • Capable of initiating, planning, and hosting client meeting if required.
  • Drafting and issuing meeting minutes / meeting notes for the project meetings.
  • Project documentation including a project master program. Being able to utilize the timeline as a tool to track and monitor project status.
  • Monitor project subtrade progress against the master program, and identifies the issues of potential delay and work with the relevant parties for a solution to mitigate and minimize the delay.
  • Being able to communicate any confirmed/potential time implication to the project program to the JLL internal team, client, and vendor teams.
  • Capable of the preparing the costs for construction budgets.
  • Capable of identifying variation to contract, itemizing variation item in the form of a VO summary and taking actions to coordinate/communicate to the right party for client approval.
  • Capable of working with the Cost Managers to prepare the required construction budget for pitching/project variations.
