The Position:
Terra is currently seeking an experienced commercial Construction Estimator to join its Team.
Position Summary:
We are seeking a detail-oriented and experienced Construction Estimator to assess project costs and develop accurate estimates. The ideal candidate will develop complete project cost information, whether through subcontractor backed hard bids, or conceptual estimates with cost modeling, or detailed fully quantified final estimates.
Essential Duties and Responsibilities:
- Project Analysis: Review architectural plans, technical drawings, and specifications to understand project scope and requirements.
- Cost Estimation: Develop accurate cost estimates. Complete quantity takeoffs and measurements of building data. Determine all pricing options and the appropriate price for the project. Utilize estimating software and best practices to capture complete project costs. Perform archive filing and historical cost data gathering. Participate in planning and estimate review meetings, other project review meetings, and site investigations, as needed. Prepare and present estimates to clients, design teams and other project stakeholders.
- Risk Assessment: Identify potential project risks, cost overruns, and suggest cost-saving measures.
- Collaboration: Work closely with project managers, engineers, and clients to align cost estimates with project goals.
- Market Research: Stay updated on industry trends, material costs, labor rates, and construction methods.
- Documentation: Maintain detailed records of all project documentation, including cost estimates, revision history, take-off files, client issued documentation, bid communication and decision and addendum logs.
- Bid-Preparation: Prepare detailed proposals and bid submissions for potential projects.
- Bid Packages & Bid Categories: Develop and organize bid packages & bid categories for trade contractor bidding to ensure they are complete, clearly defined, and aligned with the project scope, schedule, and budget.
- Supplier & Subcontractor Coordination: Obtain and evaluate quotes and bids from suppliers and subcontractors to ensure competitive pricing. Solicit trade partners, and complete detailed bid tab comparison and analysis. Prepare, organize, and coordinate Request for Proposal documents and schedules. Solicit new bidders when needed, assist in maintaining accurate vendor databases.
- Mentorship: Provide direction to new Estimators and Engineers as they join the team
Required Knowledge, Skills, and Abilities:
- Proficiency in estimating software (e.g., OST, Ediphi, WinEst, ISqFt Bluebeam, or similar).
- Strong mathematical and analytical skills to evaluate project costs accurately.
- Excellent verbal and written communication skills for client interactions, report preparation and presentation.
- Ability to assess project specifications thoroughly and identify discrepancies.
- Ability to thrive in fast-paced, deadline-driven environment.
- Strong organizational skills with the ability to handle multiple estimates and meet tight deadlines.
- Proven ability to collaborate effectively with cross-functional project teams, clients, and external vendors.
- Demonstrated computer proficiency in Microsoft 365 and SharePoint/Teams.
- Ability to maintain compliance with all company policies and procedures.
Education and Experience Requirements:
- An associate or bachelor’s degree in estimating, mechanical, electrical, civil engineering, construction management, or a related field, or equivalent education and experience sufficient to perform the essential duties of the job.
- Minimum of 3 years in construction estimating, preferably in commercial construction projects.
Preferred Knowledge, Skills, and Abilities:
- Knowledge of local building codes, regulations, and construction industry standards.
- Experience in cost control and value engineering.
- Certification in estimating (e.g., Certified Professional Estimator - CPE) is a plus.
Other:
- Valid Driver's License, have access to a vehicle, ability to maintain a satisfactory Motor Vehicle Record, and ability to adhere to Terra’s Vehicle Policy.
- Location is office based with occasional travel to project sites within Minnesota.

Along with our employer sponsored plans, we also offer an array of Voluntary Benefits and other perks. In addition to our generous benefits package, the salary range for this position is $80,000 to $115,000. Your final base salary will be determined by several factors, including skills, education, and experience. While compensation will be based on individual qualifications, most offers would not be at the top of the scale. We also prioritize pay equity among our team members when making final compensation decisions.
