- Strata Mall/Complex/Integrated Mixed Development

Location: The Summit Mall USJ

Job Type: Full-time

We are seeking a highly skilled and experienced Complex Manager to lead the operations and management of a premier Strata Mall/Complex/Integrated Mixed Development. As the Complex Manager, you will be responsible for overseeing the smooth day-to-day operations of the complex while ensuring the highest standards in tenant relations, facility management, marketing, and financial performance. This role requires a dynamic leader who can effectively navigate the complexities of managing multiple property owners and ensure a seamless shopping experience for all stakeholders.

Key Responsibilities:

  • Complex/Mall Operations & Facility Management:
  • Oversee the daily operations, ensuring cleanliness, safety, and efficiency.
  • Manage services including facility maintenance, security, housekeeping, and parking.
  • Ensure compliance with Malaysian safety regulations, fire codes, and health standards.
  • Collaborate with Joint Management Body (JMB) / Management Corporation (MC) to resolve operational issues.
  • Implement cost-effective building maintenance solutions and sustainability practices.
  • Address emergency situations such as security incidents or equipment breakdowns.

Strata Management & Stakeholder Coordination:

  • Serve as the primary liaison between strata owners, tenants, JMB/MC, and authorities.
  • Navigate the complexities of managing multiple strata-titled property owners with diverse interests.
  • Ensure compliance with the Strata Management Act 2013 (SMA 2013) and other property laws.
  • Attend JMB/MC meetings, presenting reports and addressing concerns from strata owners.
  • Resolve conflicts and disputes diplomatically between strata owners and tenants.


Tenant & Lease Management:

  • Build and maintain strong relationships with tenants to ensure high occupancy rates and satisfaction.
  • Oversee lease agreements, renewals, and rental negotiations while balancing strata owner interests.
  • Ensure a balanced tenant mix to enhance footfall and engagement.
  • Support tenants with business growth strategies, promotions, and customer engagement initiatives.
  • Mediate tenant concerns and disputes when necessary.

Marketing, Community Engagement & Footfall Growth:

  • Develop and implement innovative marketing strategies to attract shoppers and increase visibility.
  • Organise events, seasonal promotions, and brand partnerships to drive traffic.
  • Engage with the local community to understand their needs and shopping preferences.
  • Leverage digital marketing, social media, and loyalty programs to increase customer retention.
  • Collaborate with strata owners to enhance the mall’s long-term branding and market positioning.


Financial & Budget Management:

  • Oversee the mall’s financial performance, including rental income and operational expenses.
  • Ensure transparency in financial reporting to stakeholders, particularly JMB/MC and strata owners.
  • Manage service charges, sinking funds, and financial contributions from strata owners.
  • Control operational costs while maximising profitability for tenants and owners.
  • Provide periodic financial reports and strategic recommendations.

Team Leadership & Compliance Management:

  • Lead and supervise the operational team, including security, maintenance, and leasing staff.
  • Ensure compliance with government regulations, licensing, and safety standards.
  • Coordinate with local authorities for necessary approvals and compliance matters.
  • Foster teamwork and professionalism within the management team.


Qualifications & Skills:

  • Education: Bachelor’s or Master’s degree in Business Administration, Real Estate Management,

Facilities Management, or a related field.

  • Experience: Minimum 7-10 years of experience in shopping mall management, strata property

management, or retail operations in Malaysia.


Skills:

  • Strong understanding of Strata Management Act 2013 (SMA 2013) and Malaysian property laws.
  • Excellent stakeholder management skills for handling strata owners, JMB/MC, tenants, and expertise in negotiation, leasing, and conflict resolution.
  • Strong financial management and budget control skills.
  • Experience in marketing, event planning, and customer engagement.
  • Proficiency in English and Bahasa Malaysia (Mandarin is a plus).
