Job Description

The Community Director (Exempt) is fully accountable for all day-to-day operations of a typically larger (or multiple smaller) asset(s)/property(ies) (totaling more than 300 units and managing a staff of more than 5 Full-Time Employees (FTEs)). Responsibilities include overseeing and enhancing the value of the property(ies)/asset(s), and managing the asset(s) to meet the Client's expressed operational and financial goals. Will supervise all on-site staff.

  • Driving a site-owned golf cart is a requirement for this role. Since driving a site-owned golf cart is a requirement for this role; a valid unrestricted United States Driver's License will be required.

Pay: $90,000 - $100,000 / Year

Duties andResponsibilities:

1.Client Relations

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartmentcommunity to ensure FPI is meeting the Client objectives and expectations.
  • Communication
  • Maintain positive, professional and effective communication with applicants, residents, vendors, clients andguests while representing FPI.
  • Keeps immediate supervisor informed concerning work progress, including present and potential workproblems and suggestions for new or improved ways of addressing such problems.

3.Employee Management

  • Develop and manage the site team members; including participating in the hiring training and evaluation ofemployees.
  • Ensure all open positions are filled in a timely manner.
  • Ensure all employees maintain compliance with various department requirements

4.Leasing/Occupancy

  • Maintain occupancy levels as established by owner/budget expectations.
  • Oversee and exhibit professional leasing techniques.
  • Ensure completion of the monthly Market Surveys and analysis.
  • Develop and implement advertising and marketing strategies for the apartment community as needed.
  • Oversee and exhibit closing ratios in regards phone and walk-in traffic per FPI policy
  • Ensure that all online marketing sources are updated (e.g., Craigslist) daily.
  • Promote positive resident/management relations, to retain desirable residents. Place customer needrequests and follow up as number one priority.
  • Develop and oversee the implementation of resident retention programs.
  • Ensure the safety, comfort and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.

5.Revenue Management

  • Manage the maximum revenue potential of the property through the management of lease expirations andtimely turnover.
  • Management of monthly rent collections and delinquency to include timely deposit and security of fundsaccording to FPI policies.
  • Participating in the development of and managing to the approved operating budget.
  • Accurately processing vendor invoices and managing accounting month end
  • Comply with periodic financial reporting requirements e.g., petty cash, mileage reimbursement, andvariance reporting.
  • Reporting and Document Management
  • Maintain appropriate resident files including forms, leases, documents in accordance with FPI StandardOperating Procedures.
  • Responsible for the daily integrity and confidentiality of resident files.
  • Ensure that documents and reporting systems are maintained, updated, and organized.
  • Meet all periodic reporting requirements e.g., Month End, Weekly Reports, Collection/Eviction Files etc.
  • Assist in budget preparation and delivery.
  • Risk Management items
  • Ensure compliance of Risk Management items through the following of the FPI Standard OperatingProcedures.
  • Reports timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
  • React calmly and professionally in emergency, emotional and/or stressful situations
  • Maintain current permit, licensing, and inspection requirements.
  • Maintain compliance with OSHA requirements
  • Facility Maintenance
  • Assist residents with reporting of maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Other
  • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
  • Comply with all Fair Housing Laws.
  • Promote a professional image by adhering to FPI Management's Dress Code Policy.
  • Conduct displayed must be of a professional manner when communicating with employees, residents.
  • prospective residents, clients, vendors, and guests while representing FPI Management.

Qualifications

  • Community Directors in Alaska are required to be licensed if they do not live on site, Community Directors in Illinois are required to hold a Leasing Permit and Community Directors in Pennsylvania are required to hold a Real Estate Salesperson's license.

Minimum Requirements:

  • Minimum 2 years' experience in a similar leadership role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required. College degree in a relatable field preferred, or equivalent combination of education and work experience in the field of property management.
  • Certification or designation from an accredited organization, preferred (ARM, CAM, CAPS, COS, CPM, MPM, RMP, etc.).
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet).
