Summary

The Commercial Property Manager is responsible for the overall management and operation of a portfolio of commercial real estate properties, including office, retail, and/or industrial assets. This position ensures that properties are maintained, leased, and operated in a manner that meets ownership objectives and delivers a high level of tenant satisfaction. The ideal candidate is a proactive problem-solver with strong leadership, financial acumen, and customer service skills.


Key Responsibilities:

  • Oversee daily operations of assigned commercial properties, ensuring effective management and maintenance.
  • Develop and implement annual operating and capital budgets; monitor financial performance and prepare regular reports.
  • Negotiate, prepare, and manage lease agreements, renewals, and tenant improvements in collaboration with leasing teams.
  • Maintain positive tenant relations, promptly responding to requests, resolving issues, and ensuring lease compliance.
  • Coordinate and supervise vendors and contractors for maintenance, repairs, and capital projects.
  • Conduct regular property inspections to ensure compliance with safety, cleanliness, and operational standards.
  • Enforce lease terms and conditions, including rent collection and delinquency management.
  • Prepare monthly, quarterly, and annual property reports for ownership or senior management.
  • Ensure compliance with all local, state, and federal regulations, including building codes and safety requirements.
  • Collaborate with accounting and legal teams to address billing issues, disputes, and legal matters.
  • Identify opportunities to improve property performance and value through cost savings, upgrades, or increased tenant satisfaction.


Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field preferred.
  • 3–5+ years of experience in commercial property management or a related field.
  • Professional designation such as CPM (Certified Property Manager) or RPA (Real Property Administrator) is a plus.
  • Strong knowledge of property management software (e.g., Yardi, MRI, AppFolio) and MS Office Suite.
  • Excellent communication, negotiation, and organizational skills.
  • Demonstrated ability to manage budgets and interpret financial statements.
  • Familiarity with local real estate laws and regulations.
  • Ability to work independently and handle multiple priorities in a fast-paced environment.
