CONSTRUCTION PROJECT MANAGER

Olen is seeking a motivated and experienced individual to join our Construction Department as a Construction Project Manager. This role is responsible for planning and overseeing a wide range of different construction projects from beginning to end, including capital improvements.

Essential Duties And Responsibilities

  • Manage assigned construction project(s) including the project timeline and budget.
  • Review and evaluate bid documents and work to increase subcontractor base.
  • Supervise department personnel, including job site superintendents, and administrative staff.
  • Prepare cost estimates.
  • Negotiate subcontractor pricing and client change orders.
  • Submit and secure required building permits and certificates of occupancy.
  • Be fully knowledgeable of prime contract term and ensure full compliance throughout construction phase.
  • Oversee pre-construction kick-off meeting and hold weekly meetings with jobsite personnel.
  • Interface with client to review job progress and any outstanding issues.
  • Ensure all facets and needs of the due diligence, entitlements, design and permitting of the development process are met.
  • Develop and maintain project schedules, files, and budgets.
  • Develop a clear understanding of the scope of services provided by each consultant and contractor in the construction process and provide weekly report of action items, including responsibilities associated with each development.
  • Prepare requests for Proposals, bid tabulations, letter of intent, order equipment and other activities related to contracting for project related services.
  • Create final punch lists for job completion.
  • Establishes contractor work procedures at the job site.
  • Verify the final design, materials list and price of product and installation services, as appropriate.
  • Drive to jobsites as needed
  • Other tasks as assigned

Qualifications And Criteria

  • 3+ years of commercial construction project management experience required. Experience working with an owner/builder preferred.
  • 1+ year experience using MS Project
  • Must have a strong working knowledge of Office 365, including strong skills in Word, Excel, Share Point and Outlook.
  • Ability to speak, read, write, and understand the English language
  • Able to pass a pre-employment background check

Education

High school diploma, Degree in Construction Management or Project Management a plus.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk, hear, and/or see. The employee frequently is required to drive, stand; walk; sit; and use hands to finger, handle or feel objects. The employee is occasionally required to reach with hands, arms, and climb or balance.

The employee must frequently lift and/or move up to 10 pounds. Vision abilities required by this job included close and distance vision, and the ability to adjust focus.

Certificates, Licenses, Registrations

This position is regularly required to drive between the office and job sites. Must have a valid driver’s license and current auto liability insurance.

Work Environment

While performing the duties of this job, the employee works primarily in an office environment with occasional offsite driving. The employee must also be able to work safely and productively on an active construction jobsite. The noise level in the work environment is usually moderate in the office to high at jobsite.

Salary Range: $90,000 - $120,000, depending on experience
