Job Objective:

The position is responsible for the over-all supervision of the equipment’s and technical facilities in the assigned property to ensure efficient and effective operation.

Duties and responsibilities

Regular:

• Responsible for the supervision of all Multi-Skilled Technicians and other technical support staff to ensure efficiency in the operation. It is also responsible for their regular evaluation on overall performance.
• Responsible for the maintenance of all machineries and equipment in the premises. It is also responsible for the smooth operations of the technical facilities.
• Maintains cordial and friendly relations with homeowners/ unit owners and ensures that their complaints are acted upon expeditiously.
• Responsible for the processing, proper handling, and monitoring of house construction/ renovation in compliance with the Deed of Restrictions (DOR)
• Responsible for the operation and effective use of village/ building equipment and technical facilities.
• Responsible for march-in/march-out procedures
• Ensures that all company policies, systems, and procedures are followed and strictly implemented
• Responsible for the dissemination and effective implementation of preventive maintenance schedules.
• Responsible for the supervision of all contractors. It is also responsible for their performance evaluation
• Ensures that the construction and contractor’s guidelines, safety rules and procedures are complied with
• Conducts regular walk-arounds and inspection of all on-going house construction/ renovation and to ensure that all delegated tasks are properly acted upon.
• Canvasses materials and supplies needed for any work or project
• Coordinates with external contractors for specific projects and reports to the Building Manager for approval.
• All other related tasks as required

Occasional:

• Makes recommendations for refurbishment, upgrading, repair and maintenance of the facilities and amenities
• Efficient monitoring of annual operating budget of all projects
• Promptly prepares and submits monthly reports
• Implements professional management systems as may be required by the company
• Responsible for the preventive and routine maintenance program and ensures that operation schedules are carried out efficiently
• Responsible to initiate and implement first line of discipline and ensure that all workers and contractors are adhering to all guidelines, policies, rules and regulations.

Qualifications

• Preferably Licensed Engineer.
• At least 3-5 years related work experience
• Proficiency in all areas of the operations (technical, administrative),management skills, computer literate.
