Summary:
The Associate Regional Manager is a newly created leadership role designed as a feeder position to a full Regional Manager. Over approximately 6-12 months, the Associate Regional Manager will oversee a curated property portfolio while also engaging in business development to expand our presence in the Midwest market. This role includes direct supervision of on-site property teams, with strategy and oversight from the Regional Manager, and a concentrated focus on occupancy growth, asset stabilization, and NOI management.
Essential Duties and Responsibilities:
Portfolio Management & Operational Oversight
* Property Oversight: Manage daily operations across 2-3 multifamily properties, ensuring alignment with company standards on leasing, maintenance, and resident/client relationships.
* Performance Accountability: Monitor occupancy rates, budget adherence, and asset stabilization goals in partnership with on-site teams.
* Compliance & Risk Management: Ensure compliance with Missouri and local St. Louis regulations. Oversee safety protocols, address property issues proactively, and lead emergency responses as needed.
Team Leadership & Development
* Direct Supervision: Provide leadership for on-site staff (2-6 team members per property), including hiring, training, performance management, and professional development.
* Mentorship & Coaching: Guide Property Managers and leasing staff to meet occupancy, customer service, and financial goals. Identify high-potential employees for future leadership roles.
* Culture & Engagement: Foster a supportive culture that emphasizes accountability, collaboration, and continuous improvement.
Financial & NOI Management
* Budgeting & Forecasting: Collaborate with corporate accounting and property managers to prepare annual budgets, control expenses, and optimize NOI.
* Financial Analysis: Review monthly financial statements, analyze variances, and recommend corrective measures to maintain or exceed financial targets.
* Vendor & Contract Negotiation: Approve and manage vendor contracts while seeking cost-effective, high-quality solutions for each asset.
Business Development & Growth
* Market Expansion: Devote dedicated time to prospecting new clients and forging relationships with real estate investors, developers, and other partners in the Midwest region.
* Client Transition: Onboard new assets seamlessly, integrating teams and operations into company systems and best practices.
* Market Research: Leverage industry data, attend local conferences or networking events, and maintain awareness of regional market trends to identify opportunities for portfolio expansion.
Cross-Functional Collaboration
* Corporate Support Coordination: Work closely with HR, marketing, IT, and business support teams for staffing, brand management, systems training, and technology updates.
* Regional Alignment: Communicate regularly with the Regional Manager and Regional Vice President to share portfolio updates, align on strategic initiatives, and ensure consistent execution across regions.
* Systems & Reporting: Champion the use of property management software (e.g., Yardi, OneSite) to standardize reporting, track key metrics, and maintain data accuracy.
Preferred Qualifications:
* Bachelor's degree in Business, Real Estate, or related field.
* 2-3 years of experience in residential property management, ideally within the Midwest region.
* Experience managing multiple sites or assets, along with demonstrated leadership skills.
* Proficiency in RealPage/OneSite, Yardi, CRM platforms, and MS Office.
* Certifications such as CAM/CPM, OSHA-10, or LEED Green Associate (a plus).
* Strong knowledge of Fair Housing, ADA, and disaster preparedness protocols.
Physical Demands:
* Lift up to 25 lbs.; inspect units across 4+ flights of stairs.
* Walk outdoor properties in heat/humidity; stand/sit for extended periods.
* Stand/sit for prolonged periods.
WORK ENVIRONMENT
* Exposure to Southeastern weather (heat, humidity, storms); indoor/outdoor work required.
* Moderate noise (e.g., leasing office, maintenance teams).
Travel:
* Up to 90% travel (site audits, regional meetings, training).
