Summary

  • Responsibility for all facilities operations for a defined region (SE Asia).
  • Able to operate independently with minimal supervision.
  • Oversee team to ensure a culture of safety, customer service, compliance and quality.
  • Able to lead a highly matrixed team and demonstrate an owner's mentality across technical, soft, and experience services.
  • Oversight of client capital and operating budgets for the region; as well as oversight of account performance per Account P/L.
  • Assist in the development and implementation of the annual account plan as identified by the Account Director
  • Responsible for site facilities operations
  • Establish Property Management Operational procedures and roll out for site staff
  • Responsible for delivery of services in accordance with the clients’ Management SLA
  • Ensure compliance with all governmental regulations
  • The single point of property management issue for SE Asia FM at the sites
  • Implement the cost saving programs to reduce the cost on utilities
  • Managing all contract vendors to carries out property management audits/ maintenance for all installation as schedule
  • Develop of property management service standard including maintenance specification, SOP
  • Initiate planning of property management procedure
  • Provide solutions for property management issue
  • Initiate a system to measure the quality of performance on a monthly basis
  • Initiate Preventive Management Program
  • Responsible for Early involvement in Facilities Operation and provide advisory service during Site Inspection and Project Development
  • Solution Provision for minor projects and coordinating with contractors/ vendors from initiation to completion
  • Management of parts inventory and life cycle replacement
  • Maintenance of O&M manual
  • Assist to complete the client/JLL audits on property management services
  • Establishment and implementation of property management budgets
  • Liaise with Engineering team to organize power downs from FM perspectives
  • Communicate with the BMO/ Landlords for building issues for the client operations and interests
  • 24 x 7 emergency call support and site attendance as required
  • Preparing incident reports
  • Assist monthly FM report
  • Property management support to projects and the SE Asia facilities managers
  • Management and administration of SE Asia facilities management team
  • Delegate for Regional Account Manager in his absence, if required
  • Manage all outsourced service contracts, including inspections and quality management of service delivery
  • Undertake comprehensive tendering procedures for all outsourced services.
  • Single point of management control for FM including property management services at site(s)
  • Ensure compliance with the client's policies and procedures
  • Ensure compliance with JLL-the client FM Operations Manual procedures
  • Ensure compliance with contractual SLA in order to meet KPI targets
  • Ensure compliance with all governmental regulations
  • Provide interface with the clients’ representative and BMO
  • Assist in ensuring the implementation of preventive maintenance program
  • Assist FMs to manage small projects including MAC and liaise with project team for large scale projects to ensure seamless FM operations
  • Ensure all FMs to carry out periodic FM inspections
  • Ensure defects are identified, captured on the Help Desk and actioned within service levels
  • Coordinate FM team self performed and vendor works on site
  • Financial management including budget forecasting, billing, vendor payment and budget management
  • Respond to emergency incidents within the Emergency Response Procedures
  • Ensure the effective completion of all incident reports
  • Engage in the compilation and delivery the appropriate weekly/monthly/quarterly/annual reporting to the clients
  • Ensure compliance with Jones Lang LaSalle minimum audit standards
  • Liaise with Regional Account Director and JLL local team for additional support including HR, administration, project management, benchmarking, etc.
  • Backup Regional Hub lead if required
