POSITION PROFILE NewQuest, Houston, TX Title: Assitant Property Manager Report to: Vice President of Asset Management SCOPE OF WORK Work directly with the property management team for several retail centers, office buildings and industrial assets. As an active team member, your primary goal will be to focus on the maximum cash flow potential available to its owners while doing the best job possible in regards to providing the most attractive development to the community which it serves.SPECIFIC SKILLS SPECIFIC SKILLS: FISCAL MANAGEMENT · Assist in the preparation and implement operating and capital improvement budgets in accordance with the owners/Management Agreement requirements · Assist in the coding of invoices · Comply with procedures for invoicing of rent, special services, construction extras, after-hours air conditioning · Assist in the preparation of monthly reporting package to owners as required · Assist in the collection and reconciliation of tenants ledgers · Coordinate tenant bulletins concerning property policies and issues · Perform other duties as assigned by VP of Asset Management ADMINISTRATIVE · Establish and maintain all insurance, sales and warranty files · Assist with the generation of reconciliation calculations and letters in conjunction with the accounting departments · Professionally answer phones, deal with tenant issues and work requests · Prepare and distribute new tenant packets · Receive and maintain all tenant contact information · Property scheduling and communication with tenants · Issue check request as requested · Generate monthly expense reports as requested · Issue Accounting Transaction Forms (ATFs) as requested · Issue work authorization to applicable service vendors as requested PHYSICAL MANAGEMENT · Assist with the inspections of common areas, buildings, grounds and vacant suites; prepare punch lists for maintenance and respective service contractors · Help Formulate, implement, and monitor a comprehensive routing and preventative maintenance program covering all systems · Perform other duties as assigned by VP of Asset Management EDUCATION/EXPERIENCE · Three plus years professional work experience strongly preferred · Bachelor’s Degree from an accredited college preferred · MS Word, Excel, PowerPoint, Internet Explorer, MS Outlook, Outlook Express, Rent Roll, Yardi accounting software or the equivalent, basic bookkeeping skills Job Type: Full-time Benefits: 401(k) 401(k) matching Dental insurance Health insurance Life insurance Paid time off Vision insurance Schedule: Monday to Friday On call Work Location: On the road
