COMMERCIAL ASSISTANT PROPERTY MANAGER
Location: Houston, TX 77034 (Memorial area)
Pay: $65,000
**Must have commercial retail experience, no exceptions**
We are seeking a detail-oriented and proactive Commercial Assistant Property Manager to support the management of a retail property portfolio. This role assists in ensuring efficient property operations, tenant relations, financial management, and maintenance oversight. The ideal candidate is organized, customer-focused, and eager to grow within the commercial real estate industry.
Key Responsibilities
Property Operations & Maintenance
- Assist in the day-to-day management of retail properties, ensuring high operational standards.
- Coordinate maintenance requests, vendor services, and property inspections.
- Monitor compliance with lease agreements, building codes, and safety regulations.
- Maintain and track certificates of insurance for tenants and vendors, ensuring compliance with lease requirements.
- Support the implementation of property improvement projects and renovations.
Tenant & Customer Relations
- Serve as a point of contact for tenants, addressing concerns and service requests promptly.
- Assist with lease administration, including renewals, amendments, and compliance tracking.
- Provide support for tenant move-ins and move-outs, ensuring a smooth transition.
- Prepare and distribute tenant notices, reminders, and property updates as needed.
Financial & Administrative Support
- Assist in preparing and monitoring property budgets, financial reports, and expense tracking.
- Process invoices, purchase orders, and vendor payments.
- Help manage rent collections, delinquency reports, and lease documentation.
- Maintain accurate records and property management databases.
Qualifications & Requirements
- Associate’s degree in business, real estate, or a related field preferred.
- 1-3 years of experience in commercial property management, real estate, or a similar role.
- Knowledge of lease agreements, property management principles, and financial reporting.
- Strong communication, problem-solving, and organizational skills.
- Proficiency in property management software (Yardi, MRI, or similar) and Microsoft Office Suite.
- Ability to multitask and work effectively in a fast-paced environment.
- Valid driver’s license and ability to travel between properties as needed.
