Assistant Property Manager - Commercial Properties
Location: San Pedro, CA (On-Site)
Pay: $23-$26/hour
We are partnering with a well-established commercial property management company in San Pedro to hire a temporary Assistant Property Manager to cover a maternity leave. This onsite position offers valuable, hands-on experience managing commercial real estate assets and may transition into a full-time, permanent opportunity for the right candidate.
Note: Prior property management experience is required. Commercial property management experience is strongly preferred.

Key Responsibilities:

  • Assist in the daily operations of commercial properties, ensuring efficient lease administration, vendor coordination, and tenant services
  • Review and analyze NNN (Triple Net) charges, assist with CAM reconciliations, and support budgeting processes
  • Draft clear and professional correspondence to tenants and vendors; manage incoming communication and follow-up
  • Accurately input and maintain lease data in Yardi, including financial terms, critical dates, and legal obligations
  • Contribute to the preparation of monthly and quarterly property financial reports
  • Coordinate and track maintenance requests; ensure timely and professional vendor performance
  • Monitor tenant compliance with lease terms, insurance requirements, and local property regulations
  • Work directly with property managers to ensure high standards of operations and tenant satisfaction

Qualifications:

  • Minimum 1-2 years of professional property management experience required
  • Commercial real estate experience (retail, office, or industrial) strongly preferred
  • Understanding of commercial lease structures, including NNN charges and CAM reconciliations
  • Experience with Yardi or similar property management software preferred
  • Proficient in Microsoft Excel (intermediate to advanced)
  • Strong organizational skills and ability to manage multiple priorities with accuracy
  • Professional communication and writing skills
  • Bilingual in Spanish is a plus
