Job Description

Your Team

The Assistant Superintendent is to assist in all the duties that encompass the Superintendent’s responsibilities. The Superintendent is the individual responsible for overseeing the day-to-day construction operations of homes within specified communities. Accordingly, this individual serves an important role of ensuring homes are built within a prescribed time limit, within a specified budget, and with a high level of quality, cleanliness, and safety. Additionally, this individual serves as one of two (the other being the Sales Manager) points of contact for customers (homeowners). The Superintendent is expected to meet and interact with the customer, maintain open lines of communication, and respond to questions or concerns within a reasonable amount of time. Lastly, the Superintendent is expected to submit scheduling reports, documentation involving homeowner interactions, and other necessary material to the main office.

Your Key Deliverables

  • Once a home is released to begin construction, all exhibits in start package should be checked to ensure there are no omissions or contradictions.
  • Schedule and complete Pre-Construction Meeting with Sales Manager to meet new customer and complete Pre-Construction Meeting checklist
  • Schedule stakeout for excavation to begin, order material, and set schedule for construction to commence, ensuring projected closing date can be met.
  • Once construction commences, scheduling with subcontractors, utility companies, and all necessary parties is imperative to ensure closing date can be met. Alterations to schedule once work commences should be expected.
  • Scheduling should be detailed and completed online, to allow subcontractors and Brookfield personnel to be kept informed of the status of construction.
  • As construction proceeds, all inspections should be scheduled and approved as quickly as possible to maintain projected completion dates.
  • Have all required material on the job so that the trades can complete their particular phases when scheduled.
  • Control subcontractors to have their materials on the job and removal of same after their work is completed. Materials must be ordered and delivered on time with no stockpiles of materials.
  • Ensure material is reasonably taken care of and watched over to avoid damage, theft, etc…
  • Monitor the number of hourly employees, when applicable, and the hours worked. Approve timesheets before payroll submission.
  • Monitor any Assistant Superintendents, punch out workers, laborers, etc… to ensure they are working efficiently and effectively.
  • Meet with customer during Brookfield’s four standard meeting dates: Pre-Construction, Pre-Drywall, Pre-Settlement, and Post-Settlement, as well as maintain open phone and email communication with customer during the entire building process.
  • Closely monitor Assistant Superintendent (if applicable) to ensure he or she is completing the Pre-Settlement and/or Post-Settlement Orientation Lists.
  • Return homeowner phone calls and emails within a 24 hour response time, or better.
  • Meet with homeowners on-site if necessary to address any questions or concerns they may have
  • Maintain professional appearance at all times during work hours.
  • Strive to exceed customer expectations by responding to questions or complaints as thoroughly, respectfully, and informative as possible.
  • Maintain online “BuilderTrend” cloud scheduling and document storage site for each community managed. This includes creation of a folder for each home as they are released for construction.
  • Maintain accurate and up-to-date status of each home under construction
  • Inform Production Manager of any homeowner questions, conflicts, or issues that warrant attention.
  • Submit all necessary paperwork (checklists, walkthrough lists, etc…) from homeowner meetings to main office.
  • Operate job site within or under site cost budgets.
  • Ensure that contractors do not charge for items for which they are contracted to complete.
  • Closely monitor the purchase order work.
  • Maintain safe job site.
  • Keep informed of all safety codes and OSHA guidelines and regulations.
  • Monitor safety issues of subcontractors and alert for non-compliance.
  • Maintain all required safety information and post required documents in construction office.
