Asset Manager - Commercial Estate


Location: Our office is located right by Leicester Square tube station.

Salary: £61,353 to a maximum of £67,000 dependent upon skills and experience.

Purpose


Now, we are building on this expertise, working in collaboration with Network Rail, to act as the ‘guiding mind’ on a programme of development at and around stations to facilitate the delivery of tens of thousands of homes and jobs. We are seeking a Asset Manager – Commercial Estate to join our Asset Management department in our London Office.


The role of the Asset Manager – Commercial Estate requires the successful candidate to have a high level of experience and capability to pick information up quickly and tackle things head on. They must have experience of launching and managing new sites.


Accountabilities:


1. To devise and implement a commercial strategy that protects and enhances income from LCR assets.

2. To direct the managing and letting agents to ensure the commercial estate is managed in an efficient and cost effective manner with optimal tenant mix,

3. To ensure that the managing agents achieve the required contract Performance Standard , in terms of credit control , service charge reconciliation and proactive KPIs on health and safety

4. To implement plans for each asset and review on an annual basis to enable LCR to determine its optimal investment/exit strategy.

5. To instruct rating surveyors in minimising LCR liability by way of appeals , mitigation and accurate monitoring of void liability , and liaise with VOA on “ check and challenge".


Person Specification:


We are looking for an individual who is:

1. Proven expertise in commercial asset management and associated financial management.

2. Demonstrable track record of effective senior level engagement.

3. RICS professional qualification or equivalent with at least 5 years post qualification experience

4. Expert appreciation of commercial sectors.

5. Very good understanding of relevant health and safety and environmental legislation.
