Salary:Exempt, $90,522-$110,644/annually.

The posted salary reflects the full pay range for this position. Offers made to qualified candidates will be made within this range and will be determined by various factors including knowledge, skills, experience, qualifications, location, and other factors that would be critical to success in this role.

Position Overview: The Asset Management Analyst optimizes property performance through monitoring, reporting, and analysis. This role collaborates closely with Finance, Property Management, and Real Estate Development teams to provide asset management services to Bellwether’s diverse portfolio of multi-family, affordable housing projects. The Analyst provides insights to guide decisions, ensures compliance with lender and investor requirements, and maintains the long-term financial health of Bellwether’s current and growing portfolio.

Work Schedule: Hybrid, Monday–Friday, 9:00 am–5:00 pm. The final schedule is to be determined by the supervisor.

Your Impact:

  • Analyze monthly property budget-to-actual results by comparing them to proforma and key performance indicators (KPIs) established for each property.
  • Support annual property operating and capital budgeting processes.
  • Update assigned portfolio’s asset management dashboard, watchlist, and other reports.
  • Analyze property leasing activities and conduct routine market and resident demographic analysis to routinely guide property marketing/leasing decisions.
  • Research and evaluate real estate market, economic, and demographic data.
  • Review and interpret operating performance results, proactively monitor and respond to performance indicators, and identify potential watch-list issues.
  • Provide analyses, forecasts, and tracking to alert Property Management and stakeholders of trends and events affecting Bellwether’s properties.
  • Develop and maintain portfolio performance measurement tools for analyzing property operating performance, cash flow, debt structures, and reserve accounts.
  • Coordinate with Regional Managers in developing annual building operations budgets and ensure debt service coverage ratios and other benchmarks are being met.
  • Monitor and manage real estate valuations and exemptions, recommend properties for appeal filings, and ensure timely payment of taxes.
  • Ensure that Bellwether meets lender requirements and expectations by monitoring and coordinating financial compliance submissions and preparing forecasts.
  • Prepare periodic and ad hoc reports for the board, management, and potential investors regarding portfolio performance.
  • Assist with insurance renewals, ensure compliance and reporting requirements for existing and new properties are being met.
  • Review commercial tenant leases and accounts; reconcile and calculate annual chargebacks to commercial tenants.
  • Visit properties to develop an understanding of property challenges and opportunities, and to develop and maintain relationships with site staff and commercial tenants.
  • Help develop and maintain relationships with stakeholders, banks, brokers, and vendors.
  • Develop and maintain a working knowledge of HUD, Low Income Housing Tax Credit programs, and state and city housing programs.
  • Assist with special projects and provide assistance to the asset management team as requested

Who You Are:

  • Bachelor’s degree in real estate, finance, accounting, economics, business, and/or 3+ years of experience in financial analysis, asset or property management, accounting, finance, or related work preferred.
  • Has or is willing to obtain the Asset Management Specialist (AMS) designation from the Consortium for Housing and Asset Management.
  • Demonstrated ability to quickly learn and use software commonly used in real estate and financial reporting, such as Yardi.
  • Strong analytical and quantitative skills.
  • Self-starter, detail-oriented, quick learner with strong analytical and problem-solving skills.
  • Strong verbal, written and presentation, and relationship-building skills.
  • Demonstrated experience developing budgets, forecasts, and complex financial analyses.
  • Experience with accounting general ledger or financial reporting software.
  • Ability to read and understand real estate contracts and complex legal documents.
  • Basic understanding of accounting principles and fundamentals.
  • Working knowledge of real estate tax valuations and assessment techniques.
  • Knowledge of accounting principles and fundamentals, including experience with audits and tax return schedules.
  • Proficient in MS Office 365 applications, including the ability to develop advanced spreadsheets, manage databases, and produce meaningful charts and graphs within Excel.
  • Proven ability to organize and prioritize multiple projects.
  • Excellent independent analytical, problem-solving, and decision-making skills.
  • Ability to relate to and collaborate with team members, stakeholders, and government agencies
