POSITION: Area Community Manager (Full-Time, Exempt)
COMPENSATION: Biweekly, plus Benefits and Bonus eligibility
Summary
Through a strategic partnership between Capstone Management Partners (CMP) and Cardinal Group Management, we are providing for-purpose on-campus student housing management across the United States. CMP is focused on providing customized management services specific to university partners who prefer to outsource operations and facilities management while maintaining control over residential life services. For this reason, CMP is primarily focused on affiliated campus edge and on-campus student housing facilities. CMP combines the strength and experience of a nationally renowned housing development and asset management company with the skills, efficiencies, and procedures of one of the most innovative and prolific student housing property managers in the country, Cardinal Group Management.
As an Area Manager you are primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by effectively directing and coordinating the community's overall operational activities. This 'live-off' position oversees 220 beds at Blattner Hall and 522 beds at Founders Hall, on-campus residence hall for students at the California College of the Arts (CCA), in San Francisco, CA. This position will also oversee summer 2022 camps and conferences in San Francisco, CA.
RESPONSIBILITIES (Including But Not Limited To)
- Provide direct supervision, hiring, leadership and training to Maintenance Team Lead and associated team member positions related to maintenance and operations of the facility. This includes staff related to camps and summer conferences, marketing, and other efforts.
- Provide indirect supervision, leadership, and training to live-on hall director, front desk staff, and other CCA-hired residence life positions.
- Demonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, clients, and the public. Strive for improvements in community performance to meet or exceed annual financial and operational goals.
- Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, and ongoing facility upkeep.
- Develop working income for operating the property, by managing cash flow requirements and summer camps and conference strategy.
- Analyze and produce monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables.
- Maintain complete and accurate community files and records, including finalized audits to ensure lease data has been input correctly into management software (Entrata).
- Coordinate collection and documentation of all revenues following lease obligations of residents (damage billing, keys, and locks).
- Engage, contract, supervise and approve invoices for all goods/services required to maintain the community.
- Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding of rent charges, lease issues and other resident concerns.
- Participates in Cardinal U training as required and monitors Team Member participation in Cardinal U.
Qualifications
- Four (4) years' experience in property management; previous student housing experience required.
- Must have a strong working knowledge of leasing, marketing, construction, residential law and resident relations.
- PC literacy is required (Microsoft Office). Ability to analyze a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the company on required action plans.
- Experience with Entrata is preferred, not required.
- Strong written and verbal communications skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization.
- Ability to work independently as a project leader and team member. Ability to relate well with others even while working at a distance or remotely.
- Ability to work in an efficient manner with a high level of accuracy, attention to detail, and follow through.
- Excellent time management and general organization skills.
- Neat, professional appearance. Strong client relations skills and previous supervisory experience is required.
