Job Title: Area Manager – Palms On Lamar and Walnut Creek Properties
Reports to: Regional Manager
Job Description:
The primary role of the Area Manager is to lead, guide, and oversee two assigned properties: Palms On Lamar and Walnut Creek. This position requires effective management of on-site staff, resources, and property operations to ensure financial performance, property maintenance, and resident satisfaction. The Area Manager is responsible for implementing company policies, providing leadership to property managers, and ensuring the smooth operation of both properties. All candidates must pass a criminal background and credit check.
Responsibilities include, but are not limited to:
Oversee all operations at both the Palms On Lamar and Walnut Creek properties, ensuring compliance with company policies, applicable laws, and industry standards.
Manage the financial performance of the properties, including rent collection, occupancy rates, delinquency, and expenditures. Address performance issues with property managers by developing and implementing corrective action plans.
Support the development and execution of property-level annual operating budgets, ensuring financial goals are met or exceeded.
Act as a key member of the property management team, working closely with property managers to achieve goals, resolve issues, and foster a positive work environment.
Conduct regular property inspections, identifying areas for improvement in operations, maintenance, and aesthetics. Make recommendations to property managers for corrective actions.
Collaborate with property managers to ensure a high standard of resident satisfaction, property upkeep, and staff performance.
Assist in the recruitment, selection, and training of on-site staff, ensuring only the most qualified candidates are hired. Provide coaching and performance management for direct reports.
Maintain communication between the properties and upper management, ensuring the timely resolution of any operational issues or concerns.
Review and approve expense reports and budgets for assigned properties, ensuring fiscal responsibility and adherence to budget constraints.
Stay updated on industry changes, regulatory requirements, and new policies, and communicate these changes to property managers. Ensure that all required training is provided to property staff to comply with regulations.
Skills and Abilities:
Strong knowledge of property management operations, including leasing, rent collection, budgeting, and maintenance.
Ability to effectively lead and manage teams at multiple sites.
Excellent organizational, communication, and problem-solving skills.
Proficiency in property management software and Microsoft Office (Word, Excel, PowerPoint, Outlook).
Ability to conduct detailed property inspections and identify areas for improvement.
Familiarity with local and state property management regulations and compliance.
Required Education & Experience:
3-5 years of progressive property management experience, with at least 2 years in a supervisory role overseeing multiple sites or departments.
Bachelor's degree in business, real estate, or a related field preferred but not required.
Proven track record of managing financial performance, budgeting, and meeting occupancy goals.
Travel Requirements:
This position may require travel between Palms On Lamar and Walnut Creek properties, with the area manager stationed in At our Palms On Lamar location.

Pay: $22.00 - $25.00 per hour
