Summary

Summary Plans and directs the operation of owned and managed facilities within a city region delegated by the AVP of Operations by performing the following duties personally or through subordinate supervisors. Essential Duties, Responsibilities and Abilities Manages assistant manager, supervisors, and employees. Is responsible for the overall direction, coordination, and evaluation of their locations. Detailed knowledge of PARCS equipment. Must be able to maintain and troubleshoot all aspects of the equipment and contact appropriate vendors for maintenance or service. Ensures that all revenues are accounted for, the proper rate structure is enforced. Prepare annual budget for facility(ies). Reviews monthly profit/loss reports, analyzes variances and develops reports. Manages active collection activities on accounts receivable. Regularly reviews shift reports, void logs, and conducts audits to ensure all policies are properly followed. Conducts periodic market surveys and makes recommendations to ensure competitiveness of pricing and services. Actively looks for ways to increase business. Prepares written reports for Parkway management and/or applicable managed account clients as needed. Completes Accident/Incident Reports in accordance with company policies. Ensures that all shifts are covered by appropriate personnel as dictated by events, commercial interests, weather, operational needs, etc. Handles unplanned Facility Emergencies (Manager is on-call 24 hours a day, 7 days a week). Performs work of employees supervised as needed. Conducts periodic inspections of lots and/or garages, ensuring facilities are safe and inviting to customers. Reports discrepancies to the appropriate person to ensure the resolution of any issues. If the location is staffed by an outside security company, be familiar with schedules, reporting, frequency of tours, incidents, etc. Ensures that all needed supplies are ordered and made available. Provides support with special projects or assignments as needed. Maintains and enforces all safety policies and procedures including safe handling of equipment and using appropriate lifting and carrying techniques and Personal Protective Equipment (PPE) as required. Supervisory Skills - Manages assistant managers, supervisors, employees and third party vender's employees. Is responsible for the overall direction, coordination, and evaluation of their locations. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Computer and Other Technical Skills - Ability to use Microsoft Office Suite. Proficiency in Word, Excel and Outlook. Capable of quickly learning and using revenue control and enterprise software. Ability to perform routine troubleshooting on parking equipment such as printers, POF, etc. Mathematical Skills - Ability to calculate figures and amounts such as discounts, interest, time, commissions, proportions, percentages, area and volume. Education and/or Experience Bachelor's degree from four-year college or university; or two years related experience and/or training; or equivalent combination of education and experience. Business degree, accounting coursework, P&L, Certified Parking Professional (CPP) desirable. Certificates, Licenses, and Registrations Must have valid driver's license. Must have own, insured, vehicle.
