This hands-on leader is responsible for supporting multiple communities within a designated area, overseeing daily maintenance operations, and ensuring that service requests, preventative maintenance, and emergency responses are handled with professionalism and urgency. The Area Maintenance Supervisor will report directly to the Regional Maintenance Supervisor and will serve as a key resource for property-level maintenance teams. This position requires HVAC, EPA, and CPO certifications and includes on-call responsibilities for major property emergencies. In addition to overseeing maintenance activities and performing complex repairs, this role will also provide support to sister properties, assist with training initiatives, and ensure consistent execution of Arcan’s maintenance standards across all assigned communities.

Key Responsibilities
- Serve as the lead maintenance professional across assigned properties, ensuring high-quality service delivery and adherence to company maintenance standards
- Respond to and resolve major property emergencies as part of an on-call rotation, ensuring timely and safe outcomes
- Support sister properties with technical guidance, hands-on assistance, and problem-solving for complex maintenance issues
- Perform and oversee a variety of maintenance tasks, including HVAC repairs, plumbing, electrical, carpentry, and preventative maintenance
- Prepare market-ready apartments, including painting, cleaning, carpet repairs, and general maintenance, to ensure a high-quality move-in experience
- Partner with on-site teams to implement preventative maintenance programs and maintain regulatory compliance across all locations
- Assist in training and mentoring property-level maintenance staff, reinforcing safety practices and technical skills
- Collaborate with vendors for contracted services such as landscaping, asphalt work, and other large-scale projects
- Ensure all work complies with OSHA standards and local, state, and federal housing and fair housing regulations
- Maintain professional communication with residents, staff, and management, ensuring a positive and solution-focused approach
Qualifications & Skills
- Strong technical expertise in HVAC, plumbing, electrical, carpentry, and mechanical systems
- HVAC, EPA, and CPO certifications are required
- Proven ability to handle emergency situations with composure and professionalism
- Excellent communication, leadership, and customer service skills
- Ability to manage multiple sites and prioritize tasks in a dynamic environment
- Proficiency in computer systems, including email and maintenance management software
- Willingness to work flexible hours and be on-call for emergencies as needed
Education & Experience (Preferred But Not Required)
- High school diploma or equivalent required
- 2–5 years of maintenance experience in a multi-family housing environment
- Supervisory or multi-site experience strongly preferred
- Valid driver’s license and reliable transportation required
